Driveway & Concrete Cleaning

Driveway Cleaning in Sugar Land, TX

Concrete is the one surface around your home that genuinely takes high pressure well — and the difference is dramatic. We use commercial surface cleaners for an even finish, not the striped, half-cleaned look a wand alone leaves behind.

What We Clean

Driveway cleaning is our most requested single service, and it is rarely just the driveway. On a typical visit we handle:

  • Concrete driveways and aprons, including the street-side entry where tire marks concentrate.
  • Sidewalks and front walkways — usually the dirtiest concrete on the property.
  • Back patios and pool decks, where algae builds fastest because of shade and moisture.
  • Garage floors, a popular add-on before selling a home or hosting.
  • Paver and stamped concrete at appropriate lower pressure so we do not blow out joint sand.

The Stains We Deal With Most

Algae and organic growth. That grey-green film that makes concrete look permanently dirty is living growth, and Gulf Coast humidity feeds it year-round. It also makes concrete genuinely slippery when wet, which matters around pool decks and entry walks.

Rust. Extremely common in this area. Irrigation water carries iron, and sprinklers spray it across driveways every week, leaving orange staining that a standard wash will not touch. Rust needs a dedicated remover, which we bring.

Oil and transmission fluid. Old oil soaks into the pores of concrete rather than sitting on top. We pretreat with a degreaser and let it dwell before cleaning. Fresh spills usually come out completely; stains that have been baking in for years often lighten significantly but may not fully disappear — we will tell you honestly what to expect before we start.

Tire marks and dirt buildup. The easiest to remove and often the most satisfying, especially where the driveway meets the street.

Why a Surface Cleaner Matters

If someone cleans your driveway using only a pressure washer wand, you will end up with visible arc-shaped stripes across the concrete where passes overlapped unevenly. It is a common complaint about cheap driveway cleaning, and once it is there the only fix is redoing the whole slab.

We use a rotating surface cleaner — a shrouded attachment with spinning jets that holds a consistent distance and pressure across the whole surface. The result is uniform, edge to edge, with a wand used only for detail work along edges, cracks and corners.

What does driveway cleaning cost?

Square footage is the main driver, along with how deeply staining has set in. Adding a walkway or patio to the same visit costs less than booking it separately, since most of the cost is travel and setup.

Heavy rust or oil treatment may add to the price — we will tell you before we start, never after.

How Often Should You Clean Concrete in Texas?

Most Sugar Land driveways look their best on an annual cleaning. A few factors push that shorter.

Heavy shade

Driveways under mature oaks stay damp longer and grow algae faster. Every 8–12 months is common.

Sprinkler overspray

If irrigation hits your concrete, expect rust staining to return yearly regardless of how well it was cleaned.

Selling your home

Concrete is one of the highest-visibility, lowest-cost items to address before listing photos are taken.
